Step 2 of 3 · Contingencies
Three checkpoints.
Then we're home.
Contingencies sound complicated. They're not. They're conditions in your contract that give you time to make sure everything checks out before you're fully committed.
The big picture
Three contingencies, running at once
All three run at the same time, each with its own deadline. Crystal and I keep track of every date so you don't have to.
The three checkpoints

What it means
Your part
If something comes up
We can ask the seller for repairs, a credit, or a better price. And if it turns out this isn't the right home, you can walk away.
What it means
Your part
If it comes in low
Most of the time it lands on some mix of the first two. That's where I come in.
What it means
Your part
If something comes up
Alix and I handle it together.
Your deposit
What about your deposit?
While the checkpoints are open
Your deposit is protected. Each checkpoint is there in case something isn't right.
Once all three are cleared
Everyone's all in. You, the seller, and the lender are committed to closing.
You'll sign off on each checkpoint before it's cleared. Nothing goes out until we've done our homework, you've given the green light, and I've triple checked it.
